Why We Coat and Insulate Every Module From the Outside

Five days of shell prep, a spray-applied polyurea coating, and insulation that goes on the outside so you keep the interior.

A high-cube steel module shows up with oil, grease, road film and rust on it. It spent its working life outdoors, on a ship or a chassis. Most of what goes wrong with a converted steel building later starts on that surface, on day one, before anyone builds anything.

So the shell gets five days of work before build-out begins. It is unglamorous, labor-heavy, and it is the part a driveway conversion skips.

The five-day prep, in order

  1. 01Strip and degrease. Heavy-duty degreaser across the whole shell to pull oil, grease and shipping grime.
  2. 02Pressure wash, then dry completely. Nothing moves forward on a damp shell.
  3. 03Grind rust back to bare metal. Deep or pitted areas get treated rather than covered.
  4. 04Scuff the entire surface to create a mechanical profile.
  5. 05Prime all bare steel with a direct-to-metal epoxy primer, and let it cure fully.
  6. 06Mask everything that is not being coated — openings, hardware, edges.
  7. 07Spray-applied polyurea coating, inside and out.
  8. 08Cure before build-out starts.

Why the scuff matters more than it sounds

Coatings fail at the bond, not in the middle. A smooth or shiny surface gives a coating nothing to grip, so it sits on top rather than keying in. Scuffing creates a mechanical profile — microscopic tooth across the whole shell — and that profile is what the coating actually holds onto.

This is why we do not spray over a factory finish, over grime, or over rust. Nothing is sprayed onto a smooth surface. If that step is skipped the coating can look right for a season and then peel in sheets.

What the polyurea coating does

  • Seals the shell as a continuous membrane, inside and out.
  • Protects the steel against rust and moisture.
  • Adds abrasion and impact resistance where equipment, plates and sleds live.

What it does not do

The coating is not insulation. It is a protective membrane a fraction of an inch thick. Thermal performance comes from the panel assembly on the outside of the shell, and we keep those two jobs separate on purpose — partly for honesty, partly because conflating them is how people end up disappointed by a warm box in August.

Insulation goes on the outside

The inside of a steel module is roughly seven feet wide after finish. In a room that narrow, inches are the entire argument. A conventional build-out frames and insulates inward — studs and batt on every wall — and that assembly takes its thickness out of the only dimension you cannot spare.

We do the thermal and weather work on the outside instead, using insulated panels as part of the exterior assembly. The wall gets thicker where thickness is free: outward, into the yard.

You keep the interior. The building works harder on the outside so the inside stays usable.

Why we publish no R-value

You will not find a thermal rating for this assembly on our site, and that is deliberate. Steel framing conducts heat in a way wood does not, so adding up the ratings of individual materials produces a number that is wrong in a direction that flatters us. An assembly figure means something only when the assembly has been specified and rated. Ours has not been, so we do not print one. Exterior finish, matched to the house

Because the insulation and weather layer are already outboard, the exterior cladding is a finish decision rather than a performance one. Cedar, dark board, painted panel — the module reads with the property rather than against it. A structure that looks like it belongs on the site is also a structure a neighbor stops noticing.

The shell is also why it can move

A sealed, coated steel shell is part of why a Homebase can be relocated rather than demolished. The thing lifted off the pad is the same structural box that was sealed in the shop — not a stick-built addition that becomes debris the day you leave.
